This disclaimer explains the scope and the limits of our property-viewing and buyer-support services, of our investment research and of our client reports.

1. What our service is
Canary Islands Investments provides independent property-viewing and buyer-support services for buyers who cannot easily attend a property in Gran Canaria themselves. We attend the property, record practical observations, take photographs and video where permitted, ask the questions our client wants asked, and report back.
Our reports record practical observations made during a property visit and information available to us at the time.
2. What our service is not
Our viewings and reports are not professional structural surveys or technical inspections, and they are not:
- Legal advice
- Tax advice
- Regulated financial or investment advice
- Mortgage advice
- Property valuation
- Structural survey
- Engineering inspection
- Architectural inspection
- Technical building certification
- Legal due diligence
- Guaranteed rental income
- Guaranteed investment returns
- Any guarantee of short-term-rental (VV / holiday-rental) eligibility
3. Hidden defects
We cannot identify hidden defects. A visual walkthrough cannot reveal problems concealed from view, including defects hidden:
- Behind walls
- Beneath floors
- Inside roofs and roof structures
- Inside electrical installations
- Inside plumbing and drainage
- Inside structural elements such as beams, slabs and foundations
4. Nature of our observations
Observations of cracks, damp, mould, windows, doors, water pressure, noise levels, light, ventilation, finishes and general condition are practical, visual observations only. They are not professional technical diagnoses and they do not establish the cause, severity, cost or risk of any issue.
Where we note a possible concern, it means we recommend having it checked. Where we note nothing, it does not mean no defect exists.
Clients should instruct appropriate independent professionals — such as a Spanish lawyer, architect, surveyor, engineer, tax adviser or mortgage professional — before committing to a purchase where necessary.
5. Third-party information
Answers given by estate agents, sellers, community administrators or other third parties are third-party information. We report them faithfully and identify their source, but we do not verify them unless we expressly state that we have. They should be independently verified by your lawyer or the competent authority.
6. Access-dependent limitations
Our observations depend on the access granted at the time of the visit and on the conditions at that moment — for example weather, daylight, whether the property is furnished or occupied, and whether utilities are connected. Anything we could not see, test or ask is stated in the report.
7. Investment disclaimer
Where a Detailed Investor Viewing or any report contains estimated monthly rent, estimated annual gross rent, rental comparables, sales comparables, price per square metre, indicative gross yield, running-cost observations or rental-demand observations, these are indicative market observations and research only.
Past or currently advertised rents do not guarantee future rent. Advertised prices are asking prices, not achieved prices or valuations. Gross yield is not net profit and does not represent a return you will receive.
Actual performance may be affected by taxes, community fees, maintenance, repairs, utilities, insurance, vacancy, management costs, financing, legal restrictions, market changes and other costs.
We describe these figures as “indicative earning potential”, “estimated rental range” and “indicative gross rental yield”. They are never guaranteed earnings, guaranteed income, a valuation or regulated investment advice.
Floor areas used in price-per-square-metre calculations are as supplied to us or as advertised, and are not measured or verified by us.
8. Short-term rental (VV / holiday rental)
We never guarantee that a property can be legally used for short-term or holiday rental. Eligibility, licensing, community-of-owners rules, planning and permitted-use rules and applicable legislation must be verified independently, by a qualified Spanish lawyer or the competent authority, before purchase.
9. Report disclaimer
The following disclaimer appears on every client report we issue, in the language of the report:
This report reflects observations made during the viewing and information available at the time of preparation. It is not a structural survey, it is not a valuation and it is not legal due diligence. It contains third-party information where identified, and it may contain indicative rental and investment estimates that are not guarantees. It should not be used as the sole basis for a property-purchase decision. Independent legal, technical, tax and financial advice should be obtained before purchasing.
10. Independence
We work for the buyer. We are not the selling estate agency, we do not represent the seller, and we do not receive commission from sellers or agencies for a purchase. Our fee is paid by the client for the viewing service purchased.
